James D. Cochran is founder and Managing Principal of Aspen Capital Partners, LLC, a privately held real estate investment, development, and asset management organization that focuses on all major real estate asset classes across the investment risk spectrum. The firm is based in Denver, Colorado and operates in select strategic markets throughout the United States where it believes it has in-depth knowledge and experience.
Mr. Cochran has over 30 years of leadership, investments, operations, and capital markets experience. He has been directly involved in or has overseen $11 billion of real estate transactions for firms in both the public and private sectors. Mr. Cochran has had hands on operations, leasing, acquisitions, and development roles with local, national, and international responsibilities. He also has been instrumental in successfully completing two IPO’s and raising over $800 million of private equity from national and foreign investors for ventures that totaled over $4.0 billion in value. He has served as President and Chief Investment Officer for DCT Industrial Trust (NYSE:DCT), Board Member and member of the Executive Committee of Macquarie ProLogis Trust, an Australian Listed Property Trust (ASX:MPR), and Senior Vice President and member of the Investment Committee for ProLogis Trust (NYSE:PLD).
Mr. Cochran was DCT’s President from October 2006 to September 2009 and headed the Internal Investment Committee. As President, he was very involved in setting the strategic direction for the firm and the communication to the public markets. From 2005 through September 2009, he was DCT’s Chief Investment Officer responsible for all acquisition, development, institutional capital management, and disposition functions. He joined DCT in February 2004 and oversaw over $4.0 billion in investment activity in total. He also was responsible for DCT’s operations in Mexico.
Prior to joining DCT, he spent ten years with ProLogis where he was a Senior Vice President, member of the Investment Committee and served as a member of the Board of Directors and Executive Committee for Macquarie ProLogis Trust, a publicly traded Listed Property Trust in Australia. At ProLogis, Mr. Cochran held various positions including acquisitions officer for the Dallas, Los Angeles, and Kansas City markets, market officer responsible for operations and development in Denver and Kansas City, head of the national acquisition and disposition group, senior officer of the capital markets group that raised private equity for joint ventures and funds in North America valued at $2.4 billion and portfolio manager for Macquarie ProLogis Trust and funds with other institutional clients.
Before joining ProLogis, Mr. Cochran worked at TCW Realty Advisors where he held market due diligence, acquisition and leasing positions with a focus on industrial product. Specifically, he was responsible for leasing in-house an 11 million square foot industrial portfolio in Los Angeles.
Mr. Cochran also worked for Economics Research Associates where he performed market and financial feasibility studies for a variety of development projects including multi-family, retail, and office uses.
Mr. Cochran has a Bachelor of Arts degree from the University of California, Davis and an MBA from the Anderson School at UCLA. He is a member of the Urban Land Institute and serves as the Chairman of the Board of the Denver Street School, a non-profit high school in Denver.
